Building Engineer
This position focuses on a range of tasks aimed at maintaining the functionality and appearance of retail/mixed commercial property.
Saturdays: on-call
Responsibilities:
· General Maintenance: Perform routine external maintenance tasks such as painting, plumbing repairs, and electrical work.
· Inspections: Conduct regular inspections to identify and resolve maintenance issues.
· Repairs: Handle repairs of equipment and machinery as needed.
· Vacant Unit Preparation: Prepare vacancies for new tenants, including cleaning, painting, and minor repairs.
· Grounds keeping: Work with contractor to maintain the exterior of the property, including landscaping, trash removal, etc.
· Emergency Response: Respond promptly to emergency maintenance requests to ensure tenant safety and comfort.
· Record Keeping: Keep accurate maintenance records.
· Vendor Coordination: Coordinate with external contractors for specialized repairs and maintenance tasks.
Day-to-day duties
· Refurbish vacant units (turnovers) by performing painting, cleaning, and general repairs.
· Assist with the preparation of units for new tenants, including basic appliance repairs, plumbing, and electrical work.
Perform general building repairs, including but not limited to:
· Interior and exterior painting.
· Adjusting and repairing doors and locks.
· Replacing light bulbs, fixtures, and outlets.
· Basic plumbing tasks (e.g., sink and drain repairs).
· Basic electrical repairs, such as replacing light fixtures and outlets.
Grounds and Common Area Maintenance:
· Maintain the cleanliness and appearance of the property, including grounds and common areas.
· Ensure that trash removal, lawn care, and other outdoor maintenance tasks are completed.
· Assist with HVAC service calls, including basic diagnosis and repairs.
Qualifications:
· Experience: Previous experience in property maintenance or a related field.
· Skills: Proficiency in basic plumbing, electrical, HVAC systems, and general repair skills. Strong problem-solving abilities and attention to detail.
· Physical Ability: Ability to perform physical tasks, including lifting heavy objects and working in various weather conditions.
· Communication: Good communication skills to interact with tenants and property managers.
· Certifications: Relevant certifications (e.g., HVAC certification) may be preferred.
