Common Area Maintenance (CAM) required
Job Summary: The Commercial/Residential Property Manager oversees the day-to-day operations of both commercial and residential properties. They are responsible for maintaining the properties, managing tenant relations, and ensuring financial stability.
Duties and Responsibilities:
Property Maintenance and Repairs:
- Coordinate maintenance tasks, repairs, and improvements to keep properties in good condition.
- Conduct regular inspections to identify issues and address them promptly.
- Coordinate all TI’s and capital improvements.
Tenant Relations:
- Interact with tenants, address their concerns, and handle service requests.
- Ensure tenant satisfaction and retention..
Financial Management:
- Track income, expenses, and financial performance.
- Report financial data to property owners.
Compliance and Legal Matters:
- Ensure properties comply with local regulations, safety standards, and zoning laws.
- Handle legal issues related to leases, evictions, and property disputes.
Vendor and Contractor Management:
- Hire and oversee contractors, maintenance staff, and service providers.
- Obtain competitive bids for repairs and services.
Emergency Response:
- Be available for emergencies and address urgent situations promptly.
- Implement disaster preparedness plans.
Qualifications:
- Bachelor’s degree in Business, Real Estate, or related field (preferred).
- Relevant experience in property management, CAM
- Strong communication, negotiation, and organizational skills.
- Knowledge of property laws, leasing practices, and financial management.
- Technical proficiency in WORD, EXCEL, etc
- Bilingual required
